Step 1 — Disease Control & Micronutrients
Before we touch the soil, we treat the lawn with disease control and micronutrients. This preps the turf for what’s coming and gives it the best possible foundation to respond to the service.

Step 2 — Core Aeration
We aerate the lawn to break up Georgia’s notorious clay compaction. This opens up the soil so air, water, and nutrients can reach the root zone — and so the sand we spread next actually goes to work.

Step 3 — Sand Application
We spread a layer of sand across the lawn. Sand is the proven solution for Georgia clay soil — it improves drainage, promotes root growth, and starts the leveling process.

Step 4 — Lawn Leveling

We level the surface with a drag rake, working the sand into the low spots and depressions that make your lawn bumpy and uneven. This is the step that separates a top dressing job from a real lawn leveling service.

Watering Instructions After Your Top Dressing & Lawn Leveling

Proper watering after your service is critical to getting the best results. Follow these guidelines based on your grass type:

Bermuda Lawns (Spring Service)

Days 1–14 — Recovery Phase Water 2x per day (7:00 AM and 2:00 PM) Spray heads: 3–5 minutes | Rotary heads: 8–12 minutes On days above 85°F increase run times by 20% to keep sand moist.

Days 15–30 — Root Establishment Water 1x per day (7:00 AM) Spray heads: 5–8 minutes | Rotary heads: 12–18 minutes Soil should stay consistently damp but not waterlogged.

After 30 Days Transition to 2–3x per week with deeper soaking to encourage stronger root growth.

Mowing Wait at least 3–4 weeks before mowing after service. Never remove more than ⅓ of the blade at once.

Fescue Restoration (Fall Service)

Days 1–10 — Establishment Phase Water 2x per day (8:00 AM and 3:00 PM) Spray heads: 2–5 minutes | Rotary heads: 7–10 minutes Do not let seed dry out. On windy or sunny days increase run times by 20%.

Days 11–30 — Early Growth Phase Water 1x per day (8:00 AM) Spray heads: 4–9 minutes | Rotary heads: 15–20 minutes Soil stays consistently damp but not oversaturated.

After Grass Exceeds 1 Inch Transition to 1–2x per week with longer run times to promote deeper root growth.

Mowing First mow when grass reaches 2.5 inches — approximately 3–4 weeks after service. Always use sharp blades.

Fungicide Your service includes a 5-round fungicide treatment program. Our team returns on schedule — no action needed on your end.
